BANGKOK, October 24, 2023 -- Frasers Property Industrial (Thailand) or “FPIT”, ASEAN’s leading provider of modern industrial property development in Thailand, under Frasers Property Group (Thailand) Public Company Limited or “FPT”, has strengthened its position as the leading industrial real estate developer with the country’s largest portfolio of certified green factories and warehouses by area.
Its latest upgrade to a Ready-Built factory in Laemchabang Industrial Estate to meet sustainable guidelines marks a pioneering milestone for Thailand. This enabled FPIT to attain Thailand’s first Excellence in Design for Greater Efficiencies (EDGE) certification, a globally recognised standard developed by the Green Business Certification Inc. (GBCI). GBCI evaluates and certifies green buildings worldwide and, EDGE certification is now mandatory for new projects recognised by the International Finance Corporation (IFC), a member of the World Bank Group.
EDGE certification is designed to promote energy reduction, water conservation, and the use of construction materials with over 20% less embodied energy, in accordance with EDGE guidelines. To obtain EDGE certification, FPIT as manager of the facility, undertook the following upgrades at the 2,275 sq.m. space :
- Reduced energy usage by 25% through the installation of LED bulbs and roof insulation and repainting of the factory with a light, non-heat-absorbent colour to reflect sunlight and insulate the building.
- Achieved a 69% reduction in water usage by replacing sanitary fittings with water-saving alternatives.
- Achieved a 63% reduction in embodied carbon emissions by upgrade building from utilising construction materials with lower embodied energy.
As Thailand’s first EDGE-certified building, the factory offers significant advantages to both FPIT and tenants by optimising building efficiency while minimising environmental impacts, and results in reduced operational costs in the long-term. FPIT has consistently set high standards in providing top-quality factories and warehouses to tenants and occupiers, which serves as a benchmark for other developers in Thailand. This achievement builds on the company’s commitment to deliver Ready-Built and Built-to-Suit factories and warehouses that meet international green building standards, with the goal of expanding its green building space from over 500,000 sq.m. to two million sq.m. by 2026.
